Booking

Bookings are made online through our booking system (AvaiBook) and are confirmed immediately upon payment of the deposit. The price shown in the form before payment is the final price of the stay.

Prices

The price includes bed and bath linen, courtesy products, Wi-Fi, utilities and final cleaning (€40 per stay, shown separately). Booking direct you save up to 15% compared to booking platforms; from November to April long stays get bigger discounts. Final prices include VAT.

Payment

Payment is made by card, securely, in the booking form. When booking you pay a 50% confirmatory deposit (Art. 1385 Italian Civil Code); the balance is charged to the same card on the day of arrival. You may pay the full amount when booking. On settlement we issue a receipt or, if requested before issuance, an invoice.

Tourist contribution

The Rome Capital tourist contribution is not included in the price: €6 per person per night, for a maximum of 10 consecutive nights, due from non-residents in Rome. Exempt, among others, are children up to 10 years of age and the other categories provided for by the Rome Capital regulation. It is paid separately, by card, via the payment link we send after booking.

Arrival and departure

Check-in from 4:00 p.m., check-out by 11:00 a.m. Before arrival, as required by Art. 109 TULPS, we register all guests: ID details are submitted through our secure online check-in system (not via WhatsApp) and identity is verified by live video call or in person. Only afterwards do we send self check-in instructions. Early arrival or late departure on request, if available.

Guests and house rules

Maximum 3 guests per apartment: 2 in the double bedroom and 1 on the sofa bed in the living room (extra bed). Unregistered persons are not allowed. Smoking indoors, parties or events, and pets are not permitted. Quiet hours: from 10:00 p.m. to 8:00 a.m.

Cancellation

Cancellation is free up to 15 days before arrival: in that case the deposit is refunded using the same payment method, minus bank fees. For cancellations less than 15 days before arrival or in case of no-show, the deposit is retained (Art. 1385 Italian Civil Code) and the balance is not due; if the full amount has already been paid, we refund the part exceeding the deposit. There are no refunds for early departure.

Security deposit

No security deposit is required.

Liability

Guests are liable for any damage caused to the apartment during the stay. We are not responsible for personal belongings left unattended.

Governing law

Italian law applies. For consumers, the court of their place of residence or domicile remains competent.
